Rustic house in Gavorrano

Cozy, fully renovated mill with pool, near a stream

The house is located in the municipality of Gavorrano, in the Filare area, in the province of Grosseto, in the Metalliferous Hills, about 15 minutes from the sea. The "Mulino di Sotto" is an old mill that has recently been renovated in a rustic-elegant style, with wooden beams under the roof and in the portico (covered terrace), while the floors are laid with ceramic tiles in various sizes. The property is situated in a bright valley, surrounded by wooded hills, between Gavorrano and Scarlino, and extends over a plot of about 8,000 m², with fruit trees, olive trees, and a meadow. The area is completely quiet, interrupted only by the sound of birds singing and the water flowing in the stream.

The nearest shops are in Filare (2 km) and Bagno di Gavorrano (3 km), where there is also a large COOP supermarket, other small shops, and restaurants. Both towns are easily reachable within 5 minutes by car, while the sea is about 12 km away.
The house is laid out as follows:

Ground floor: Spacious living room of about 35 m² with dining area and fully equipped open kitchen; covered terrace (portico) of about 30 m²; one double bedroom and a bathroom with shower. In addition to the entrance from the living room, the bedroom also has a separate entrance from outside.
Upper floor: Hallway, 2 bedrooms (one double and one small room), and a bathroom with shower.
About 20 meters from the main building, there is a guest house (dependence) with a double bedroom, a bathroom with shower, and a terrace in front of the building.

The pool, which is located in an elevated position compared to the main building, is rectangular and measures 4 m x 8 m, with a depth ranging from 1.20 m to 2 m.
The property is accessible via an unpaved road and is enclosed by a wrought-iron gate. The house is connected to the public water network and has potable water, electricity, satellite television, and a gas heating system with radiators. Internet is provided through the FWA service.
